George R. Badger, RA, principal

A graduate of the New York Institute of Technology and Spaces’ founding partner, Mr. Badger holds a five year Bachelor of Architecture Degree with a minor degree in Interior Design.  He is a registered architect in the State of New York and several others, and as a member of the National Council of Architectural Review Boards, he has the capability of reciprocity in any state throughout the country.

Having worked with several respected firms during his career, Mr. Badger has accumulated comprehensive knowledge and experience in all phases of commercial, residential, and interior design and development.  He has acted as project manager on a wide variety of projects, including medical treatment and office spaces for South Nassau Communities Hospital, NYU/Winthrop Hospital, the Veterans Administration, motion picture theaters for United Artists, Cineplex Odeon, National Amusements and KB Theaters, several new and renovated banking facilities, restaurants, municipal projects for both the State of New York and the Town of Babylon, and several multi-family residential housing projects.  Most notably Mr. Badger served for three years as Director of Design and Construction for the East Coast for the United Artist Theatre Circuit, Inc.

Mr. Badger is Spaces’ founding principal, and is responsible for the majority of Spaces’ commercial design, including all restaurant and medical design exclusively, and their construction documentation and construction administration.  He is responsible for all of the firm’s in-house mechanical, plumbing and electrical design and engineering. In addition, Mr. Badger handles all interior design and interior materials selection and coordination.

Charles Lembo, RA, principal

A graduate of the New York Institute of Technology, Mr. Lembo holds a five year Bachelor of Architecture Degree. He is a registered architect in the State of New York.

His previous work includes the management and document production for numerous types and scales of projects, including both new construction and renovations.  This work encompasses motion picture theaters, pharmaceutical, medical and office spaces, multi-family residential complexes, restaurants, industrial complexes, several large retail and office spaces for clients such as Office Depot and Office Max, and facilities for several Fire Districts.

Mr. Lembo is Spaces' Administrative Principal and oversees all business related activity, as well as staff and consultant coordination.  He has extensive experience in computer aided design and construction documentation, including 2 and 3 dimensional computer drafting and modeling, as well as computer aided photographic presentation. 

He is responsible for all of the firm’s residential design and construction documentation, and collaborates on commercial projects as well. He’s responsible for all of the firm’s in-house structural analysis and engineering for both commercial and residential structures, all in-house site and civil engineering, and has a broad knowledge of the Americans with Disabilities Act and its associated legislation.  He is also an expert specialist in flood zone mitigation and disaster recovery, having worked on over 200 hurricane disaster recovery projects within his own firm, and as a consultant to other architecture and engineering firms.

Paige Rittenhouse, RA, Commercial Project Architect

Ms. Rittenhouse originally started at Spaces as a temporary employee, on a per-project basis. Having recently celebrated her 10 year anniversary with the firm, she has become an integral and important part of the Spaces office. Acting as lead commercial project architect, she is responsible for design and construction documentation of the majority of Spaces’ commercial projects, including industrial, office, restaurant and multi family housing projects. And when the office is really busy, she will jump on a residential project as required.

She is responsible for all of the office’s civil/sanitary engineering, dealing with the local health department for design and approvals of all on-site sanitary systems and sewer district connections. She is well versed with the new required low-nitrogen alternative septic systems which are quickly becoming the norm over traditional on-site systems.

Ms. Rittenhouse is also well versed in Photoshop, producing all of the 2 dimensional colored renderings required for client presentation and Planning Department approvals.

Teshawn Christie, Residential Project Manager

Mr. Christie came to Spaces directly out of college, and has worked his way up to Residential Project Manager.

His responsibilities include taking residential projects from inception to permitting, including field measuring and drawing of existing conditions, initial design meetings, design development and the production of construction documents. He is responsible for permit applications and filing for building permit and zoning board of appeals applications in several local municipalities.

He also ensures compliance with the New York State Energy Conservation and Construction Code, using software such as ResCheck, as well as coordinating equipment specifications, ductwork layouts and insulation value compliance with various NY State Licensed HERS (Home Energy Rating System) consultants to ensure mechanical systems are designed for peak efficiency, longevity and affordability.
